Frédéric Haesevoets (AAFH!) transforms an office building into housing in Paris

The office AAFH – Frédéric Haesevoets Architecture continues to expand its international activity with a project currently under construction in Paris. Located on rue du Théâtre in the city’s 15th arrondissement, the project involves the conversion of a 1927 office building into a residential ensemble of nine apartments.

Covering approximately 790 m², the transformation is based on a clear principle: preserving the entirety of the existing concrete structure while adapting the building to contemporary forms of urban living.

Transforming the existing structure and densifying the plot

The intervention converts former office floors into residential units ranging from one- to five-room apartments, some arranged as duplexes. To increase the building’s capacity while improving its spatial qualities, the project also introduces a two-storey vertical extension.

This addition takes the form of a lightweight steel and timber structure, grafted onto the original concrete skeleton. The approach makes it possible to densify the plot without heavy demolition, while simultaneously enhancing and reactivating the existing structure.

In total, nearly 200 m² of planted outdoor spaces are created across the two upper levels, offering a direct relationship with vegetation within a dense urban fabric.

The project is currently under construction.
