Renovation and transformation of a former industrial building into a community hub for associations.
- About
The Les Biens Communaux cooperative was founded around a collective real estate project aimed at developing an “associative hive.” By this, it calls on citizen savings to create vibrant living and working spaces for associations, small creative structures, and the social economy sector.
This multifunctional venue, open to the neighborhood, is designed not only to provide optimal conditions for each tenant’s activities, but also to foster local synergies and creative momentum among the project’s various occupants.
The initiative took shape through the renovation of an industrial building in the heart of Liège’s fast-growing Saint-Léonard district. It brought together a range of aspirations and ambitions from a diverse group of project stakeholders, including: embedding in a neighborhood undergoing renewal through the creation of a diverse work hub (bicycle repair workshop and offices), reclaiming a derelict site, achieving exemplary energy-efficient renovation, encouraging reuse, and designing a space that can evolve over time.
The transformation proved complex, requiring a constant balancing act between a series of intentions and aspirations on one side, and technical, programmatic, and economic parameters on the other. In short, the project became an equation with a great many variables.
